Where can i find a good home without moving to far?

I just truned 18 and alredy have chhild of my own and her father staying wit me. We are in a three bed room house and have 5 other ppl living here to. we want to be on are own but not have to move out of town becuse we are both still in school and we like are babysitter and dont want to have to ind another one. plz help!! we have money but really should we rent or buy??
